Implementing a Preventive Maintenance program is imperative to extend the life of your roofing investment. A small maintenance issue left unnoticed/unattended today, can turn in to a major roofing system issue down the road. It is less expensive to maintain your commercial roof than to react to a leak when it happens. Some of the major commercial roofing manufacturers have taken the time and spent the money to perform studies that show Preventive roof Maintenance extends the life of your roofing investment up to 7 years. One major roofing manufacturer, GAF Materials Corporation, has even taken a step to offer building owners an incentive for performing Preventive Maintenance. GAFÂ’s Well Roof Advantage Program will extend a NDL guarantee at no cost to the owner for a term equal to 25% of the original guarantee length as long as the roof is maintained and inspected annually. Assuming a 20 year NDL is in place with GAF, they would in turn extend the term of the guarantee to 25 years with no extra cost to the owner outside of the annual inspection fee that GAF requires. Metro Roofing is 1 of 4 contractors in the State of Oklahoma to hold a CMP, (Certified Maintenance Professional), certification with GAF Materials Corporation. The CMP certification allows us to utilize the extension of GAFÂ’s NDL guarantees for our clients. Please be aware that all major commercial roofing manufacturers no longer recommend Preventive Maintenance but require Preventive Maintenance to keep the manufacturers NDL warranty in good standing. The key is to have your roof inspected a minimum of one time per year with the inspection being documented in writing including pictures. Our annual inspection reports that we provide to our clients will identify deficiencies and defects, photo document all findings, & budget estimates for all repairs and capital expenditures. We provide leak investigation & repair services and well as emergency repair services.
